Rental Terms
A copy of these terms will be mailed to you for signature and must be returned to our office. These terms are required on all bookings.
Guest Understands & Agrees
Security Deposit. A $500 security deposit will be posted at check-in via credit card. This deposit covers damage to the rental unit, grounds, furnishings, equipment, and household items during your occupancy, including additional cleaning costs if the unit is left excessively dirty, lost or missing keys, and some parking permits. You must report any damages not caused by you immediately after check-in and notify the agent upon arrival regarding any pre-existing damage.
Check-in and Check-out Times. Check-out is at 10AM and check-in is at 4PM. Units may occasionally not be ready by 4PM due to circumstances beyond management's control, but you may check in earlier if the unit is ready. In rare cases, a unit switch may be necessary due to reservation conflicts; you will be notified when time permits, and any switch will be to a comparable or upgraded unit.
Occupancy Limits. Your party size must not exceed the number represented in your booking or the unit's capacity as determined by the number of beds.
Minimum Stay Requirements. From Memorial Day to Labor Day, Carolina Resorts Realty rents weekly from Saturday to Saturday, with some exceptions available upon request. Four-night stays are available during summer if they do not include a Saturday night, subject to exceptions. From Labor Day to Memorial Day, 2 or 3-night minimum stays are offered.
Air Conditioning. Do not run air conditioning units with doors or windows open.
Pets. No pets are allowed.
Smoking and Vaping. No smoking and no vaping is allowed.
Parking Permits. Parking permits are provided as follows: one permit for 1BR or 2BR units; two permits for 3BR or 4BR units; three permits for 5BR units; and three or four permits for 6BR, 7BR, or 8BR units. Some exceptions apply.
Prohibited Vehicles. Motorcycles, RVs, boats, and trailers are not allowed on most properties. Some parking permits are permanent tags that must be returned to our office; fees up to $200 may apply if not returned, and a fee applies for lost permanent permits.
Deposit Trust. All deposits for rental accommodations are held in trust according to South Carolina law. Funds received by Carolina Resorts Realty or a trustee remain the property of the entitled person(s) per South Carolina statutes and are not the property of the agent.
Cancellation Policy. As of November 3, 2021: Cancellations made at least 60 days before arrival receive a 100% refund less a $200 booking fee. Cancellations 60 days or less receive no refund unless the unit is re-rented for the same dates and price. We highly recommend purchasing trip insurance to protect your deposit. We offer cancel-for-any-reason (CFAR) insurance.
House Parties and Age Requirements. Per South Carolina's "Innkeepers Act," the agent may terminate occupancy if you or any member of your party violates these terms. House parties are prohibited. The agent rents strictly to persons 25 years or older. If a booking is for a group, all persons in that group must be over 25. We cater to couples, golfers over 25, and families (parents with children and/or relatives). Parents should not rent units for underage persons, as this constitutes fraud. If underage occupancy is discovered, occupancy will not be permitted and all deposits and payments will be forfeited with no exceptions. We do not allow chaperoned groups of students or individuals.
Booking Confirmation. You are responsible for checking the number of nights, arrival date, rate, unit type, view, and all other details in your confirmation for accuracy.
Rates. Rates are subject to change and may vary as the season progresses. Seasonal discounts are offered for last-minute bookings. Your rate depends on when the booking is made, with higher rates for weekends and holiday periods. Confirmed rates will not be changed.
Liability. Carolina Resorts Realty as agent, or the owner of the individual unit rented, shall not be liable for damage or injury to you or any other person or property occurring on the premises or in common areas, except in cases of agent or owner negligence. You agree to hold the agent and owner harmless for all damages and injuries. The agent and owner are not responsible for theft, vandalism, or damage to your personal property.
Appliance and Equipment Failures. Rate adjustments are not made for failure of appliances, equipment, pools, or closed elevators, as these are beyond management's control. Refunds are not made for cleaning or maintenance reasons. Housekeeping services are available upon request, and maintenance requests are handled in a timely manner.
Access to Unit. You agree to allow repair persons and property management into the unit for repairs, emergencies, routine maintenance, and routine inspections.
Checkout Responsibilities. Before checkout, please remove all trash and place it in the property's dumpster or trash chute, wash dishes or run them in the automatic dishwasher on a cleaning cycle, bag up linens if rented and leave them on the floor in the main room, and leave the unit and balcony tidy. Please notify the office about anything the unit might need.
